What you need to know

What it is

A wet room is a fully waterproofed (tanked) shower space without a tray, with the whole floor falling to a linear or central drain. Walls are tanked to a minimum 1800 mm, floor is fully tanked, and a glass screen optionally divides the wet zone from the dry zone.

The real consequences of putting it off

A failed wet room is a catastrophic failure. The downstream damage routinely exceeds the original install cost. Here's what goes wrong:

Floor leaks into the room below

Inadequate tanking, poor drain detail, untaped corners. The leak doesn't show for months — by then, joists and ceilings are wrecked.

Wrong floor fall

Standing water in the corners of the room means slip risk, smell, and accelerated grout failure. Falls must be formed at first-fix, not corrected with grout depth.

Drain undersized or wrongly located

A 50 mm bottle trap can't keep up with a high-flow rain shower. Water backs up and pools. We always size and locate drains around real shower flow.

Wall tanking too low

If walls aren't tanked to at least 1800 mm, splash above the tanked line wicks into plasterboard. Mould, blister, ruin.

Failed accessibility compliance

DFG-funded wet rooms must meet specific dimensions, drainage, threshold and grab-rail requirements. Non-compliant work gets rejected and unpaid.

Common mistakes we fix

Tanking just the shower zone

Water travels. A real wet room tanks the entire floor and walls to head height in the shower.

Skipping the screed pre-formers

Falls cut into floor by hand are uneven. We use manufacturer pre-formed gradient boards (Aqua-I, Wedi, Schluter Kerdi) for guaranteed falls.

Cheap drains

Drain quality matters. We fit Easy Drain, Schluter Kerdi-Line or McAlpine — never £30 generic units. The drain is the single most-used component in the room.

    Build (typical 7–14 days)

    Strip-out, joist alteration if needed, drainage, pre-formed gradient floor, marine-grade tile backer walls, fully bonded tanking, electrics, ventilation, tiling, glass screen, fixtures, controls.

  5. STEP 05

    Flood test & handover

    24-hour flood test before tile. After completion: flow test of drain, water pressure test, electrical compliance certificate, owner walk-through, 25-year tanking warranty registered.

The Engineering Detail

Under the bonnet

Wet rooms are the highest-stakes plumbing install in a home. Here's the technical detail behind a Greencore wet room:

Tanking systems we use

Wedi Fundo, Schluter Kerdi-Line, Aqua-I or Mapelastic depending on substrate. Always a fully bonded membrane (paint-on or sheet) covering the entire floor and walls to 1800 mm minimum in the shower zone, 1200 mm in splash zones, with reinforced corners and pipe-collars at every penetration.

Forming the floor fall

On timber floors, joist-supported pre-formed gradient boards (typically 1:50 falls into a linear or 4-way central drain). On concrete floors, scribed and self-levelling falls with mechanical bond to slab. Falls confirmed by laser before tanking — never by eye.

Drainage

Linear drains (Easy Drain Multi or Schluter Kerdi-Line) for contemporary look — 80 mm/sec flow handling. Centre drains where access is restricted. Always a high-flow trap, easy to remove for hair-clearance, with adequate inspection.

Joist alteration

Forming a recessed floor in a joisted upper room often requires sistering or trimming joists to maintain structural depth. We do this to Building Regs Doc A and certify it.

Tile selection

Floor: 600x300 mm porcelain min, R10 slip rating or better. Walls: large-format porcelain for fewer grout lines. Mosaics in shower base only where falls demand them. We grout with stain-resistant epoxy in shower zones.

Glass screens

10 mm toughened glass on minimal fixings — wall-mounted, channel-mounted or freestanding. Either single fixed screen, walk-in two-pane, or full enclosure. We use Aquatec, Crosswater, Matki or similar grade.

Accessibility features

Foldable seats (Pressalit), grab rails on tanked plywood back-grounds (NOT plasterboard), level-access entry with anti-slip floor, thermostatically controlled shower valves at safe pre-set temperatures.

Ventilation

Wet rooms generate huge moisture. Continuous-run extractor with humidity boost is mandatory — 15 l/s minimum, ducted in rigid pipe to atmosphere, with insulated runs in cold lofts.
