Frozen condensate becomes burst pipe

Common mistakes we fix

Topping up pressure repeatedly

If the gauge keeps dropping, you have a leak — somewhere. Topping up only hides it. We pressure-test, dye-trace and locate it.

Bleeding the same radiator monthly

Air shouldn't keep returning. If it does, there's either a leak drawing air in or a corroding system generating hydrogen — both need attention.

Ignoring fault codes

Lockout codes mean the boiler has self-protected. Resetting repeatedly stresses the PCB and the user. Look it up — or call us.

Diagnosis is the difference between a £180 fix and a £900 mistake. Here's the engineering depth behind our diagnostics:

No-heat diagnostics

We systematically eliminate: external (condensate, gas supply, electrical), then control (thermostat, programmer, wiring centre), then boiler (PCB, fan, gas valve, sensors). Every test logged so we never repeat steps.

Low pressure / pressure loss

Differentiating system leak vs PRV discharge vs expansion vessel failure. Pressure-test methodology: charge to 1.5 bar, isolate, monitor decay rate, infer leak rate, locate via inspection, infra-red and dye trace.

Power-flushing

On systems showing magnetite, cold spots, slow warm-up or boiler hot-exchanger lockouts. Our process: chemical pre-treat (24h), high-flow flush rig per circuit, reverse-flow per radiator, neutraliser, full system inhibitor refill, magnetic filter fit.

Leak detection

Visual + thermal imaging + acoustic + tracer dye. We find leaks under floors, in walls and under tiled bathrooms without lifting half the house.

Radiator balancing

Cold-at-top = air; cold-at-bottom = sludge; one cold radiator = balance/flow issue. We measure flow temperatures and adjust lockshields to even out room temperatures across the house.

Controls upgrades

Replacing a 1980s mechanical timer with a modulating smart thermostat (Worcester Wave, Vaillant SensoComfort, Honeywell T6) typically saves 10–15% gas and unlocks weather compensation.

When to replace, not repair
