What it is

A gas safety inspection is a structured check of every gas appliance, pipework run, flue and ventilation in the property. For landlords it's issued as a Landlord Gas Safety Record (commonly called a CP12) and is a legal requirement. For homeowners it's the same check, issued as a Gas Safety Certificate for peace of mind, insurance or sale.

Who it's for

Landlords (legally required every 12 months, before a new tenancy and within 28 days of a new appliance), letting agents, holiday-let owners, homeowners selling a property, buyers commissioning a pre-purchase check, and anyone who's smelled gas, heard a boiler 'lock out' or noticed scorch marks around a flue.

When you need it

Landlord CP12: every 12 months — no exceptions. Homeowner: at point of sale, after any gas works, after moving in, or if any appliance is over 10 years old and has never been inspected.

Why professional matters

The Gas Safety (Installation and Use) Regulations 1998 make landlords criminally liable for unsafe appliances. Fines start at £6,000 per offence and can include imprisonment. Beyond the law, faulty gas appliances cause around 30 carbon monoxide deaths in the UK every year — a £90 inspection demonstrably prevents them.

Booking the inspection on the day the old one expires

If the engineer can't access an appliance — or finds a fault — you've already lapsed. Always book 4 weeks before the expiry date.

Assuming the gas hob doesn't count

CP12 covers every gas appliance: boiler, hob, oven, fire, water heater. Missing one invalidates the certificate.

Accepting a paper-only cert with no flue-gas data

A valid CP12 records combustion analysis readings. If your engineer can't produce those numbers, the certificate is worthless.

What the inspection physically tests

On every gas appliance: operating pressure, gas rate (kW input), combustion ratio (CO/CO₂), flue performance under spillage test, ventilation adequacy, flame picture, stability of installation. On the installation itself: tightness test (let-by and standing pressure), pipework condition, emergency control valve accessibility, meter regulator condition.

Landlord CP12 — the legal requirements

Must be renewed every 12 months. A copy must be given to existing tenants within 28 days of the inspection. A copy must be given to new tenants before they move in. Records must be retained for 2 years. From October 2022, every rented property must also have a CO alarm in every room with a fixed combustion appliance (excluding cookers).

Homeowner inspection — when it pays for itself

Pre-sale (smooths conveyancing), pre-purchase (negotiation leverage if faults found), post-renovation (essential after any extension or kitchen refit), after a near-miss (CO alarm sounded, smell of gas, pilot keeps going out).

What 'not satisfactory' actually means

If we find a fault we classify it as Immediately Dangerous (ID — disconnected on the spot with permission), At Risk (AR — disconnected with permission, recommended for repair) or Not to Current Standards (NCS — safe to use, advised for upgrade). Every category is explained in writing with a quote to remediate.
